When building a new home, one area you'll need to consider is planning permission. Generally, you get the applications for planning through the Planning Department, and you will need to attach your plans. There is an application fee associated with getting planning permission.
There are three different types of permission. First, there is full permission, which requires the applicant to submit complete plans and the details of the development. The second type of permission is outline permission, which means that your plans are approved in principle. If you are granted outline permission, to get full permission you will need to file the third type of permission: permission consequent to the grant of outline permission. In this type of permission, you will be asked for complete details of the development.
Generally, the planning phase is conducted by a professional architect or another type of agent. The permission phase takes about eight (8) weeks to complete. The application should include copies of the site location map with boundaries highlighted, septic and outbuildings marked, and a layout of the construction. You must also post a notice at the site with five weeks of the date of the planning application receipt.
