Rental Tips
Renting an apartment to someone seems like it should be an easy task, but sometimes, issues between landlords and tenants do arise. Some of these issues are legal problems. That's why it is a good idea to contact a solicitor to discuss drawing up a boilerplate rental agreement and discuss other legal aspects of being a landlord.
As stated above, every landlord should have a standard agreement in place that details what the landlord's responsibility is to the property and to the tenant. The agreement should also detail what the tenant's responsibilities are to the property and to the landlord.
A standard agreement should include items such as:
- Amount of monthly rental fee
- Date on which rent payments are to be made
- How payments are to be made
- How payments are to be received
- Contact information for the landlord or the landlord's representative should something in the rental property need to be repaired or replaced through no fault of the tenant
- The length of the lease, or the terms of the rental, if it is month-to-month
- A termination clause
A landlord and potential tenant will want to discuss other matter more specifically, and add anything pressing to the contract. Each person should keep a signed copy for reference.
