Selling Your Property
If you are thinking about selling your property, remember: there is much to be done before you contact an agent:
Be realistic about your asking price. Don't ask for the moon, but don't undervalue, either.
Be flexible. People may want to view your home at times that are inconvenient for you. Be willing to compromise or have someone you trust at your home when you can't be there so that you don't miss out on prospective buyers seeing your home. Especially when there are many homes like yours for sale, you don't want to take the chance on the buyer purchasing a different home.
Make sure the outside of your home has "curb appeal." There are many people who will only drive by houses for sale. If they don't like what they see from the outside, they may pass you by without ever looking at the interior of your home. Clean up around any sidewalks so that they are litter-free. Clip and water any grass, trim hedges, and touch anything that needs painted or stained. Flowers make a huge impression on potential home buyers, so adding a few can't hurt.
Make sure that your trash bins have been emptied or are out of site, that your walks are swept or otherwise cleaned, that the grass looks healthy, and that leaves or other debris have been bagged and the bags put out of site.
On days when appointments have been made to view your home, make sure that the entries to the house have been cleaned and look neat. Touch up anything that needs it. Make sure the house is clean and free from smells and dust as much as possible. Basically, help the potential buyer imagine that the house is his or hers. Make the home seem as welcoming as possible.
